A development of new homes in Harold Hill, situated next to Central Park and The Manor Nature Reserve, yet close to local shopping and amenities. This collection of 2 and 3-bedroom homes will appeal to a range of prospective purchasers, including first-time buyers, families and professionals commuting to London.

Roe Wood Park is located on Tring Gardens in Harold Hill, around 30 minutes’ walk from the nearest train station for services to Stratford and London Liverpool Street. Major roads within convenient reach of the development include the A12 and the M25. Stansted Airport is around 27 miles away via the M25 and the M11. The development lies within the administrative boundaries of the London Borough of Havering.

There are a number of well-regarded schools in the local area serving all ages. For younger children these include Drapers’ Brookside Junior School, Drapers Pyrgo Priory Primary School, Drapers’ Maylands Primary School and Mead Primary School – all of which are less than 15 minutes’ walk from the development. Drapers’ Academy, Bower Park Academy and Marshalls Park Academy are among those catering to secondary age pupils and all three can be reached in less than 10 minutes by car.

Locally, there are several independent retailers on Petersfield Avenue, half a mile from Roe Wood Park, and on Farnham Road, a mile from the development. However, the nearest large shopping centres are The Liberty and The Mercury, in Romford and The Baytree Centre, off High Street in Brentwood. All three are home to fashion, lifestyle and specialist stores, as well as a range of cafés and restaurants, and all can be reached in under 15 minutes by car. Further afield, Lakeside Shopping Centre in West Thurrock is less than 20 minutes’ drive away and boasts around 300 stores, restaurants, coffee shops and a multi-screen cinema. Westfield Stratford City – one of the largest indoor malls in Europe – is just over 30 minutes’ drive away and offers an array of designer boutiques, department and chain stores, as well as a plethora of dining options and a 20-screen cinema.

Despite its London location, Roe Wood Park benefits from an abundance of nearby green space and the opportunities that brings. The Manor nature reserve and Dagnam Park lie a short walk to the east of the development, while Central Park – which has a leisure centre, children’s play area, sports pitches and a skatepark – lies a few minutes’ walk to the south. Nearby sports facilities include golf clubs – there are five within 10 minutes’ drive of the development, including Maylands and Stapleford Abbots – and horse riding schools, with no less than five within five miles. The surrounding landscape also lends itself to outdoor activities such as hiking, cycling and running. Multi-screen cinemas are located in Romford and Basildon, as well as within Westfield Stratford City and Lakeside Thurrock shopping centres. Brentwood Theatre screens a selection of family, classic and independent films in its community cinema, in addition to staging live drama, musicals and workshops. The Brentwood Centre is another popular entertainment venue, which in summer hosts outdoor movie screenings.

The nearest rail station is Harold Wood, which is less than two miles – around five minutes’ drive – away and from there regular trains run to London Liverpool Street. Harold Wood is also a stop on Crossrail’s Elizabeth Line, which is due to open in 2022 and when complete will allow direct services through central London with no need to change trains. Several buses that serve the station and other destinations also stop near Roe Wood Park, including the 294, which stops on Wigton Way, just a few minutes’ walk from the development. Major roads easily accessible from the development include the A12 (for east London and The City, Chelmsford, Colchester, Ipswich and Lowestoft), the A127 Southend Arterial Road (for Basildon, Rayleigh and Southend) and the M25 London orbital. The nearest airport is Stansted, which is 30 minutes from Roe Wood Park via the M25 and the M11.
